Assistant Manager

Rock Point Real Estate is looking for a highly motivated and dedicated Assistant Manager to join our team, with a strong focus on leasing.

Job Description: We are seeking a motivated and proactive Assistant Manager to join the Rock Point team to help our Property Manager oversee our single-family portfolio. This role involves a blend of skills in property management, client relations, and operational efficiency. You will assist in overseeing a portfolio of single-family homes and duplexes in and around Chattanooga.

Key Responsibilities:

Leasing and Marketing:

• Handle all leasing activities, including marketing, property showings, and managing the move-in process.

Lease Renewals:

• Coordinate with the maintenance team to conduct inspections and align them with lease renewals.
• Review the rent rate and raise if possible
• Have tenants sign a new lease renewal

Collections:

• Manage tenant collections, including making calls, sending letters, and filing evictions when necessary
• Go to court when needed

Administrative Duties:

• Help manage incoming calls for tenant inquiries, maintenance requests, and prospective tenant/owner calls, directing them to the appropriate team member.
• Respond to basic tenant inquiries via website and app
• Assist with utility-related tasks
• Maintain organized filing systems so documents can always be produced for owners and tenants

Qualifications:

• Proven experience in property management, particularly with single-family homes and duplexes.
• Self-starter with a strong work ethic and the ability to work independently.
• Strong interpersonal and communication skills, with an emphasis on building relationships with tenants.
• Ability to manage multiple tasks and projects simultaneously with a keen attention to detail.
• Eagerness to learn and adapt to new methods and technologies in the field of property management.
• Proficiency in property management software (AppFolio or others) and Google Workspace.

Preferred, but are not required

• Affiliate Broker License
• 2+ years of leasing experience

Estimated Salary: $17-19 an hour plus commission.
